Vacation Rental Deposits
- Reservation requires a 50% deposit for confirmation plus 14% Mexican accommodation tax, with the final payment due 45 days prior to arrival. The condo manager will collect at check in a $300.00USD standard security deposit which is fully refundable providing no damage to the unit is reported.
- When you make a reservation we will email you the rental agreement with the payment instructions. By sending payment for the reservation, you are agreeing to all the terms and conditions set in the rental contract.
Online Payments
Vacation Rental Cancellations
- We provide refunds only if we can re-rent the property for the exact dates. The cancellation fee is $150 in any case. If you have any emergency and you need to cancel please contact us Toll free 1 888 461 4639 and we will do our best to re-rent the property.
- Changes to any confirmed reservation will fall under our cancellation policy and rates will be adjusted for new dates.
Maximum Occupancy
- If you exceed the MAXIMUM OCCUPANCY number of guests for the property you will be required to pay an additional guest charge, or in the case of exceeding the maximum capacity you will be required to find alternate accommodations for the extra guests.
Travel Insurance
We HIGLY RECOMMEND that you purchase a travel insurance to protect yourself from Medical Emergencies, Airlines problems, Accidents, “Acts of God” which, as a rental management company, we will not be responsible for.

Pets
We will accept pets by special permission on a case by case basis. Please inquire.
Responsibility For Minors
Any guests under 25 years of age must be accompanied by a parent or legal guardian. Adults traveling with children and minors are responsible for them. There is no life guard on duty at the pool or hot tubs.

Cozumel Seaside Retreats, its agents, staff and homeowners are not responsible for any injury, damage or loss suffered for any conditions, actions or omissions that are beyond the reasonable control of any of the entities listed above.
Arrival/Departure
Normally the check in is at 3.00 p.m. or later and the check out at 12 p.m. Earlier arrivals or later departures are accepted when possible but never guaranteed.
